Hire Urban Habitat to manage your rental property!

As a convenience to you, we have put our residential property management required forms on our Web site. Please fill out the listed forms as stated below:

1.      Please sign on page six of the management agreement. Additionally, please sign on page 3 of the State form. Return two copies to Urban Habitat, Inc.

2.      Xcel Energy Form. Please sign and return.

3.      A Lead based paint disclosure form that you need to fill in and return.

4.      Please complete the enclosed Denver Registered Agent form and return it with the other completed documents. (Only complete this form if your property is in Denver and you reside outside Denver.)

5.      Please send a check payable to Urban Habitat, Inc. for $300.00. This provides some operating funds to cover the anticipated advertising expense.

6.      You will need to advise your insurance company that Urban Habitat, Inc. is to be listed as an "Additional Insured" under the liability section only of your rental property insurance policy. This change should not cost you anything. Your insurer can advise us of the change by sending a copy of the endorsement. Also, ask your agent to automatically include Urban Habitat, Inc. on future renewal certificate of insurance mailings.

7.      Please complete the Property Management Worksheet, print your completed form, and return it to us.

8.      Send a complete set of keys for the property.

9.      If the property currently has a tenant and you hold the security deposit, please include a separate check payable to Urban Habitat, Inc. for those funds

10. Please fill out the Automatic Payments agreement and return it to us.

11. Mail all completed forms to 3215 E. Colfax Ave., Denver, CO 80206

For Condominium and Home Owner Association Properties please also provide the following information.

1.      The name and phone of the management company that handles the complex.

2.      A copy of the rules and regulations for the complex as well as a complete set of keys

3.      If there are any assigned storage or parking spaces, please provide the number and location of each.

4.      Mail all completed forms to 3215 E. Colfax Ave., Denver, CO 80206
